Mr. Derector brings 25 years of experience in real estate and construction to QBG. He is responsible for cultivating and maintaining relationships with clients, industry professionals, and subcontractors, while also serving as the liaison between the operational and administrative sides of every project, with particular expertise in DOB closeouts. In addition, he provides MEP oversight for technology and infrastructure initiatives. Over the course of his career, Mr. Derector has completed millions of square feet of new construction, high-tech tenant modernizations, and commercial office fit-outs for clients including law firms, financial institutions, hospitals, and hotels. He holds a Bachelor of Science degree in Construction Engineering and Management from the University of Maryland.

With more than 30 years of experience in the New York construction industry, Mr. Fitzpatrick oversees all aspects of pre-construction and cost estimating at QBG, including detailed budgeting, procurement, and award. He also manages the implementation of internal systems and controls, contract administration, cost control, and cash flow management. Over the past 30 years, he has successfully delivered more than two million square feet of core and shell projects, interior fit-outs, and commercial upgrades. Mr. Fitzpatrick earned a Bachelor of Science degree in Pre-Architecture from the University of New Haven and pursued graduate studies in Construction Management at Polytechnic University in Brooklyn.

Mr. Kondili is a senior real estate development and operating executive with more than 20 years of experience leading large-scale development, capital delivery, and portfolio execution across mixed-use, office, and industrial assets within institutional, platform, and managed-office environments.
Most recently, Mr. Kondili served as CEO of Managed Office at The Instant Group, where he held global responsibility for product, delivery, and operating strategy for an enterprise managed-office platform supporting $170M+ in annual revenue. He led a distributed organization of 140+ professionals across the Americas, EMEA, and APAC, overseeing technical sales, commercial structures, leasing transactions, capital delivery, and operations across 115+ active and concurrent assets. His role concluded following the acquisition of Instant Group and the subsequent integration and sunset of platform functions into the parent company.
Prior to Instant Group, Mr. Kondili was a Project Executive at RXR, overseeing large-scale ground-up and repositioning developments totaling more than $500M in active construction across residential, industrial, and Class A commercial assets. His portfolio included a 324-unit mixed-use residential development in Downtown Brooklyn, a 385,000 SF logistics facility in Red Hook, and the $250M+ repositioning of the landmarked 550 Madison Avenue tower in Midtown Manhattan.
Earlier in his career, Mr. Kondili spent nearly a decade at WeWork, progressing through senior leadership roles culminating in Vice President of Enterprise Services. There, he led global enterprise development and delivery organizations of up to 140+ staff, overseeing more than 3,000 workplace projects representing $250M+ in capital expenditure and $2B+ in committed revenue.
